How to really refresh your listing in Middlesex County, NJ? A new MLS ID will reset the days on market but will that really help if current online buyers are not looking at your listing anymore?
So how do you effectively "refresh" your listing so current buyers and other Realtors give it another chance?
5 easy ways you can do that - and make buyers actually click on that listing again because after all this is where it all starts and this is what needs to happen: a potential buyer needs first to click on your listing (Zillow, Realtor.com, etc..) if you ever want your listing to end up in their top 5 list of homes to see this week-end. This is that crazy simple!!!!
Easy Way #2 - Photoshop a blue sky replacement
This is a truly easy one- Remember, online buyers are looking at times at a 1 inch square (or barely bigger) thumbnail before deciding which listings to click-on. Those small picture are the money shots and will dictate to a great extent the number of views on those listings.
All other things being equal, a brighter and more colorful thumbnail or money shot picture will bring a higher click trough rate on your listing.
Now think about it- because the first picture in your listing is an exterior front then a lot of the real estate in the picture is occupied by the sky- Now, if your photo shoot was on a gloomy/grey day then guess what? then a lot of the picture is going to be gloomy/grey. And this is not going to help your click through rate, on the contrary.
So how do you change a gloomy/grey money shot into a vibrant and colorful one? You perform a sky replacement in Photoshop.
Example below of the same pictures- one out of the camera and the next with a sky replacement. Imagine those pictures being much smaller like thumbnail for listing pictures and ask yourself..which one would most people be more likely to click on.

Easy Way #1 - create a virtual day to dusk and use it as the Money shot.
A virtual day to dusk is a virtual dusk rendering of the front exterior of the home. It is typically an add-on to a real estate photo shoot and can be created for a very low price.
If you place it as your first picture in your MLS upload, it will stay the first picture in all syndicated real estate website and will become your new Money shot (that is the picture that online buyers see when they retrieve all the homes fitting their criteria). And this is the decisive pictures that motivate them to click on the listing or click on the next one...
Change your money shot with an enticing picture (like a virtual dusk) and see your click through rate and interest in your listing increase again!!!!!

To get the kitchen ready for pro photography:
1- De-clutter and remove EVERYTHING from the counter tops, from above the fridge, etc...YES, it means remove EVERYTHING, yes even the toaster and knife block, the sponge and the soap...EVERYTHING must disappear. Yes it includes the magnets on the fridge!!! Especially the magnets on the Fridge :). Is there something left on top of the counters? make it disappear.
2- Clean thoroughly the kitchen
3- Clean some more... you would be surprised what a pro camera can capture.
4- Then the last step and an important step is actually to add staging props. Now you really have a kitchen that sells!!!
Remember, it is very simple: a clean, staged kitchen is a kitchen that sells!!!
And now you are ready for the pictures...The following 3 pictures show examples of kitchen that sells!!!
Pro tip: don't put all those stuff inside the oven as most of the time the camera is able to pick up shapes inside the oven. Put those stuff inside cabinets.
Looking at those pictures, can you see the one where the home seller hide stuff inside the oven? (the third one)
1- The first one is completely empty and clean - Great!!
2- The second one is empty, clean and staged - Better!!
3- The third one empty, clean and staged but with stuff in the oven - don't make that mistake...:)
