Who are you?

My name is Rom Chaudemanche.
In a nut shell, I discovered real estate photography 15 years ago when my wife Cathy Chaudemanche asked me to take pictures for her first listing. 
Well let's say that the $99 point and shoot camera I owned at that time did not do the trick...:)
But the rest is history as they say and real estate photography became a passion, helping other agents with their pictures for the past few years.
So much that I retired from the software industry, joined Cathy to assist her as an agent and started my little real estate photography business.
Today I share my time between working with Cathy, running my photography biz and our volunteer work.

What is your photographic style?

Good question- The best way to understand the photographic style I developed in the past 15 years is to look at 200 photos from different listings that I uploaded in my Gallery.
This will give you a better understanding of what to expect.

For the techies, my style is the result of mixing multiple exposures fusion with manual blending to create a final picture that is fine tuned with global and mostly local adjustments. I use Adobe Lightroom and Photoshop in tandem.

With that being said, each photo shoot is unique and comes with its own set of challenges so consequently there is a constant need to adjust and fine tune my "photographic style"...
Which I adjust also based on your input, needs and wants.

How long does it take for you to do the photo shoot?

Photo shoot duration is between 60-120 minutes. 

I spend in average twice the amount of time on site than most of my competitors. Why? - Because I take time to Compose and Stage most pictures (moving around stuff, final touches, etc...). Why? - Because it is the only way to come up with consistent great pictures that sell and WOW your clients. 

The duration also depends on the add-on you selected (Drone, Virtual Staging), the size of the property, how ready it is and other challenges, etc...

What is the best time during the day to schedule my photo shoot?

It really depends on which direction (North, South, East, West) the house is facing. 
The idea is to have the sun illuminating the front of the home and to an angle that also allows to take good exterior back pictures. 
If you are not sure, I will propose an optimum time range.
But as we know, sometimes the photo shoot has to be done on a specific day and time with no wiggle room.
And that's ok...Don't worry, we are in it together.



Can bad weather affect the photo shoot?

Typically rain does not affect the ability to take the interior pictures but for the exterior pictures, a little rain can be ok but not a torrential downpour. 
In this specific situation, I will need to come back to take the exterior pictures.
There will be no extra cost beside potentially travel fees (but only if travel fees are applicable).
No travel fee in Middlesex County NJ and tiny travel fees in those areas: 
- Somerset County: $20.00
- Union County: $15.00
- Mercer County: $20.00
- Monmouth County (upper part): $20.00)

How should the property be prepared?

The better the home is prepared for the photo shoot and the better the pictures will look. This is very important...
After you order your photo shoot I will email you a check list.  “How to Showcase your Home for Professional Photography” to forward to your clients so they can be ready.

All being said, we know that at time, in spite of our best efforts, a listing wont be really ready. And that's ok-
It can happen for various reasons and I will simply do my best working around things and getting my "hands dirty" within the 90 minutes I allocate to all my photo shoots.

A few basic pointers:

Exterior-
Remove all cars from the driveway and front of the house
Remove all toys and garden tools (put them in the garage)
Mow the lawn, rake the leaves
Move the garbage cans out of sight (put them in the garage)
Sweep the deck, balcony, patio, driveway and sidewalk

Interior-
Turn on all lights
Turn off all ceiling fans and TVs
Clear off completely all counter tops in kitchen and bathrooms
Clear outside of refrigerator of magnets, papers, photos, etc.
Remove personal, religious and political photographs and items 
De-clutter table tops, shelves, night stands, etc...
Clean, organize, tidy, de-clutter, de-personalize...REPEAT...:)

HDR Better Photo package limitations 

Up to 30 pictures and up to 90 minutes on site within one session. 
This covers about 80% of the photo shoots.

If you have a very large property with many features, land or particular situation... and believe it will take more than 30 pictures and/or more than 90 minutes to photo shoot please contact me to confirm the project scope.  

Million dollar plus properties or home by the water (where window views are important to get right) or larger property with land will take more than 90 minutes to shoot.
Also you could have a situation where your seller is desiring to direct the photo shoot or insisting on specific detail shots. 
Another situation could be that you know the house will not be ready for the pictures and there will be additional time that needs to be spent in clearing up the kitchen counters, de-cluttering bathroom counters, moving things around, etc... That's ok as well, not a problem. 

Just contact me to confirm the project scope and cost and I will make sure to schedule enough time. 

If your project needs more attention, the Custom Photo package might be right for you. 

If more time is needed on site please see also some additional options below: HDR Better Photo package II = 3 hours on site: $225

Is it ok for the sellers to be home?

Sure but remember, the less distraction during the photo shoot, the better.
If there are pets for example, it would be good to have them confined in one room. 

Do I need to be present when you do the photo shoot? 

It is up to you. 
If you won't be present, just make sure someone will be there to let me in or provide me with your lock combination/showing information.

Can I just give you the name and phone number of my client?

Sure. That's what some of my clients do and it works very well like that.   

What if my project needs more attention?

The HDR Better Photo package limitations are:
Up to 30 pictures and up to 90 minutes on site within one session. 

This covers about 80% of the photo shoots.

I understand that some listings for a reason or another could benefit from more pictures but more likely more time on site and/or 2 photo shoot sessions.

This could be the case for example with higher end east or west facing properties.
Taking the example of an east facing property; as the sun nicely illuminates the front of the property in the morning, if the back of the property is also important to shoot in its best light then this would need to be done in the afternoon when the sun is properly illuminating the back of the property.

Larger properties (over 4,000 sq feet), properties with land, properties with more architectural details, properties with breathtaking window views, additional life style pictures, etc... would likely benefit from more time allocated to the photo shoot and possibly more than 1 session. 

The Custom Photo package then might be just what you need.

The quote is based on the estimated time and number of trips and other specifications that we envision for this special project.

But do not worry, you know my pricing is more than fair and so my custom quotes. It certainly won't cost you an harm and a leg...

Do you Photoshop every picture?

Every picture is post processed (retouched) through any or all of the following professional retouching software: Enfuse,  Adobe Lightroom, Adobe Photoshop.
This helps me create consistent bright, sharp & vibrant, magazine-quality pictures.

Do you deliver multiple picture sizes?

Yes multiple picture sizes and DPI for your Web and Print needs.
So your pictures look good as well when you print them!!!

How fast will I get my pictures?

Within 24 business hours.
Some add-on like Virtual Staging, Premium Property Website or additional requests or higher number of pictures may increase a bit the turn around time. 

Do you have a rush delivery option?

Yes I do- Your pictures in 4 hours (add $50). 

It is literally a race against the clock that starts once I leave your listing.  Let me know when you order your photo shoot if you are interested in this option so I can schedule my day accordingly.

What is the difference between Virtual Staging and Home Staging?

This is a good question- and we could talk about it for hours.

In the context of vacant listing, Home Staging is the very best thing you can implement to statistically sell a vacant property  faster and higher. Virtual Staging is the second best thing.

Virtual Staging like Home Staging, creates beautiful pictures that will attract buyers to visit the property.

The limitation of Virtual Staging is obvious- once the prospective buyer is visiting the property...it is empty...And as most folks have difficulties envisioning space and life style then you could have lost your edge...

So while similar at first,  Virtual Staging and Home Staging are actually two very different tools. 



Do you have a rush delivery option?

Yes, I call it the Mad Rush Delivery...:)

Your pictures in 4 hours. It is a literal race against the clock that starts when I live the property. Some restrictions apply.
If you need this option, please tell me before hand so I can confirm availability and schedule things accordingly.

Can you come back and retake some pictures if needed?

Sure. The situation arise at times when new interior or exterior pictures are needed. 
For example with the change of season or if some rooms are remodeled, repainted, etc...
A re-shoot up to 7 pictures cost $50 only.



Do you offer Home Staging?

If your property is vacant, I would suggest Virtual Staging  or Home Staging to statistically  help selling it faster and higher and help your prospective buyers fall in love with the space.

I have a special/high-end project. Can you help me?

Yes, one size does not fit all and while my HDR Better Photo package is good for 80% of the listings/projects, I understand that higher-end listings and special projects might need more.

The Custom Photo package then might be just what you need. 

The quote is based on the estimated time and number of trips and other specifications that we envision for this special project. 

But do not worry, you know my pricing is more than fair and so my custom quotes. It certainly won't cost you an harm and a leg...

I live in Edison and do not charge any travel fees for photo shoots in Middlesex county, NJ.
But I have to charge a tiny travel fee for other counties which cover the extra gas, toll and time on the road.

When is payment due?

Payment is due at time of the photo shoot or after receiving your pictures. If you are going to pay by check or cash, I would suggest paying at the time of the photo shoot as to avoid an extra trip.

Nope- No cancellation fee, no re-scheduling fee, etc...

Do you offer additional discount?

Yes, I have an Awesome Client Reward Program that gives you 1 free photo shoot after every 10 photo shoots. That's right, it's like taking another 10% off consistently from my already low prices!!!

Why should I use Drone photography?

Drone photography is in my opinion one of the major technology improvement since digital photography.
It simply allows to take a picture from 5 feet high to...a maximum of 400 feet.
And when you go up and start tilting the camera down, this is when the magic happens.
By going up and tilting that camera,  you are switching from a 2 dimensional  photography to a 3 dimensional photography. Where depth and flow understanding is becoming instantly obvious. Making drone technology a powerful descriptive tool.
Because this vantage point is unfamiliar to the viewer, it will typically keep buyers longer on your listing and give them something more to remember your specific listing.
A general misconception is that real estate drone photography is only for larger properties with a lot of land or by the water or forest.

Keep in mind my HDR Better Photo package limitations: up to 30 pictures and up to 90 minutes on site within one session. This covers about 80% of the photo shoots.

If your project needs more attention, the Custom Photo package might be right for you.

HDR Better Photo package II = 3 hours on site: $225
HDR Better Photo package III = 6 hours on site: $425

The additional time and fee covers the additional number of photos as needed.

Can you do Before & After pictures?

Yes, absolutely.

Before & After pictures of a remodeling project, new construction, addition, flip, redesign, etc.. are very valuable information that can be used for different purposes (project documentation, creating reports, regulatory compliance, creating marketing material, etc...)

For most projects, the overall cost is the price of the HDR Better Photo package x2 = $250.00

Ultimately, cost is based on the project location, scope and your specific requirements. Please contact me to confirm the fee.

What about Visual Project/Remodeling/Construction Documentation?

Yes, this is something that I provide as well.

Taking high resolution pictures (wide and detailed, interior and exterior, ground level and drone) of your project from beginning to end and throughout its life cycle at specific intervals (example: monthly) and/or on-demand.

Do you shoot commercial Real Estate?

Yes, absolutely.
Slightly different than residential real estate and it can be a lot of fun. 
Small offices and small retails store are same price as the HDR Better Photo package.

Larger office complex, large retails, factories, please contact me for a very competitive quote.

In most cases with commercial real estate, I would also suggest including Drone photography.
